    Standard Home Inspection $355

    The Standard Home Inspection provides you with an objective visual examination of the physical structure and systems of a house from the roof to the foundation. The price starts at $355 for a home up to 3000 square feet and increases $50 for every additional 1000 square feet. Plus One Inspections strictly adheres to the Alabama State Standards of Practice and InterNACHI Standards of Practice and Code of Ethics, which includes inspecting the following structures, systems, and components:

    A new industry tool, this home inspection is designed to help you determine if a house is worthy of an offer. With this home inspection, we conduct a simple walkthrough to identify any problems and provide a verbal assessment of the property.

    Typically, a homebuilder will provide a one-year warranty that covers certain work and material defects. A warranty home inspection is usually conducted in the 11th month in order to make sure that your builder or third party home warranty company takes responsibility for addressing the problems before the warranty runs out. A certified licensed home inspector is the best option for identifying areas of concern.

    A yearly Maintenance Home Inspection helps you detect problems early so you can make immediate repairs where needed and identify items to fix in the future. We inspect the same items as our Standard Home Inspection. A certified licensed home inspector is the best option for identifying areas of concern.

    Why do I need a home inspection?

    If you are buying a home, a home inspection by a licensed and certified home inspector allows you to learn and address problem areas before making the purchase. If you recently purchased a new home and your one year warranty is about to expire, a professional home inspection lets you know whether there are areas to address before the expiration date. If you are selling a home, our home inspection services help you save time and money by identifying and fixing items before they’re identified by a potential buyer.

    What happens if issues are found by the home inspector?

    There will be potential problems that come up during the home inspection. No home is perfect. Most areas of concern can be corrected with little effort. Some items will be recommendations by the home inspector only and not necessary to correct. The seller of the home is not automatically required to repair any problems that the home inspector finds. As the buyer, you can negotiate for the repairs to be made before you buy the home. If the seller is not willing to do the repairs for you, you will need to make other arrangements or terminate the contract. If you still want to purchase the house but are unable to get the financial lender to approve the loan until the repairs are made, you may have to make the repairs at your own expense.

    Can a house fail an home inspection?

    The home inspection is designed to explain what needs to be repaired on the home. There may be some requirements that the home needs to meet in order for your financial lender to lend you the money for the home. This does not mean that the house has “failed” the home inspection and will not be able to be sold.

    How long will the home inspection take?

    A typical home inspection will last from 3-5 hours. Knowing the length of time for an home inspection is important because you usually have to arrange a time with the realtor and the current owner for the home inspector to examine the house. Since a home inspection usually involves looking at plumbing pipes, wiring, roofing, and areas that may be hard to reach, it may require hours to complete.     Can I attend the inspection home with the home inspector?

    Yes! Clients are always encouraged to attend the home inspection so questions can be asked and see how your new home works. The home inspector provides a thorough detailed home inspection as well as knowledge about the various systems and components.
